A NEW Stefan Antoni designed flagship villa in SA’s most expensive street, Nettleton Road, has set the new benchmark in contemporary seaside living, says Seeff’s luxury market specialist, Lance Cohen.

He says that Nettleton Road, with its sweeping views across the beautiful Clifton beaches all the way to the Twelve Ap stle s, is the country’s most expensive street and property here commands average rates of R100,000/m2. Owners and inv estors include property developer Stuart Chait, Vijay Mallya of United Breweries, Basil Lishansky of Meltz success, Peter du Toit of Laduma Magazine and Claas Daun.

Cohen is of the opinion that while the public has been caught up in downmarket talk, high net worth buyers and investors have, over the past three years, bought up property here and have gone about creating homes valued at well over R120m each, significantly more than the highest price of R65m, paid for 34 Nettleton Road in 2010. An indication of the growth in value here is the sale of a 1,242m2 vacant plot by Cohen recently for R35m. Aside from Pentagon, Cohen is marketing two luxury villas priced at R49.95m and R120m each respectively.

Knowledge Factory’s SAPTG statistics show that while the average price of a full title property in Clifton last year was R8.6m, properties on Nettleton Road don’t change hands often. The last three sales for full title properties were all priced over R30m.
